Search from the prospective tenant’s side

Rental searches can move quickly, particularly when you are relocating or searching from a distance. We establish the brief, search and shortlist suitable properties, make agent enquiries, preview or coordinate viewings where appropriate, compare options and support the offer or application process.

We act for the prospective tenant in relation to the search. We do not act for the landlord, which keeps the service focused on whether the property and tenancy work for you.

What the service can include

Depending on the brief, we can keep track of the market, make targeted enquiries, assess listings before travel, coordinate viewings and help keep the practical application process moving once the right property is identified.

Fee

£950 non-refundable commencement fee plus one month’s agreed rent on successfully securing the property. There is no minimum success fee. Ordinary travel within the agreed search area is included; exceptional travel is agreed in advance.

Temporary and short-term searches

We can also undertake temporary searches for relocation, renovation, work assignments or a particular event. Where a one-month-rent success fee is not appropriate for a genuinely short stay, the usual basis is £495 commencement fee plus 5% of the agreed accommodation cost on success. The client contracts and pays the accommodation provider directly.
