This is the complete search and acquisition service for clients who want one point of representation across the property search rather than a series of disconnected tasks. We establish the brief, search the marketed and less-visible market through targeted estate-agent and network enquiries, preview and shortlist, research properties and locations and help decide where time and money should be spent.

From shortlist to acquisition

We attend or coordinate viewings where appropriate, compare opportunities, analyse relevant comparable evidence, identify questions, negotiate price and terms and handle best-and-final or sealed-bid strategy where required. Once a purchase is agreed, we help keep surveys, specialist due diligence, solicitor communication and practical transaction progression connected through to completion and key arrangements.

What you receive

A managed buyer-side search with clear shortlisting, property and location research, practical representation, negotiation and purchase coordination. The decision remains yours throughout; our role is to make it better informed and better managed.

Fee

£1,250 non-refundable commencement fee plus 1.25% of the completed purchase price on success. There is no minimum success fee. Ordinary travel within the agreed search area is included; exceptional travel is agreed in advance.
