Using the website, sending an enquiry or reading an article does not by itself create a client relationship or instruct us to act. If we agree to provide a paid service, the scope, fees and applicable client terms are agreed separately.

Client-side positioning

Our marketed property-search, rental-search and acquisition services are provided from the buyer’s or prospective tenant’s side. We do not accept seller- or landlord-side instructions in relation to those services.

Specialist advice

Some decisions require legal, surveying, structural, planning, valuation, mortgage, tax, financial or other specialist advice. Where that expertise is needed, it remains with the appropriately qualified or regulated professional. We may help identify, introduce or coordinate appropriate specialists without representing that we provide their regulated or chartered services ourselves.

Prices, fees and travel

Published prices are fixed prices, starting prices or charging bases as described on the relevant page. Any scope-specific fee, third-party cost or unusual travel requirement is confirmed before the relevant work is undertaken. For retained Full Property Search & Acquisition and Rental Search & Representation instructions, ordinary travel within the agreed search area is included. For standalone physical assignments, mileage is charged at 60p per mile from mile one, with parking, tolls, ferries and similar unavoidable costs charged at cost. Exceptional long-distance travel, rail or overnight accommodation is agreed in advance.

Accuracy and availability

We take reasonable care over information published on the website, but property markets, transport, services, prices, availability, planning matters and other local information can change. Website content may therefore be updated, corrected or withdrawn without notice. You should not treat general website content as a substitute for checking the facts that matter to your own decision.

Third-party professionals, suppliers and links

Where we introduce or coordinate an independent professional or supplier, that third party is responsible for its own services, advice and contractual terms. Links to external websites are provided for convenience and do not amount to an endorsement of everything on those sites.
